Homework pays real dividends

A couple spent a year researching home designs and are delighted with the result, reports Ingrid Waltham

A modern yet classic elevation provides the initial “wow” reaction when visiting this Yangebup residence built by Zazen Building & Design.

But, while first impressions are immediate, the home itself was a long time in the making.

Owners Cosino and Lisa Breglia really did their homework before building – spending more than 12 months researching home designs, visiting displays, reading magazines and sketching plans.

By the time they visited Dino Colica, at Zazen Building & Design, they had a good idea what they wanted.

“Cos and Lisa had some designs they’d sketched and we put the finishing touches to it.” Mr Colica said. “The whole home revolved around having a home that worked well when entertaining. Because they entertain a lot, it was important to have a free and easy flow between those areas – kitchen, dining, living, the theatre and the outdoor kitchen.”

To maintain the home’s higher elevation, and still stay within council planning requirements, involved some lateral thinking like incorporating the hidden flat roof. A 20m frontage also added its challenges.

“We did push the boundaries with this one. A lot of groundwork was done with the local council but it all complies and the end result has everyone happy.: Mr Colica said.

The home is luxurious, in an understated way.

Quality and attention to detail is obvious in features such as porcelain tiles on the floors, high ceilings with detailed cornices throughout and stunning fully tiles bathrooms.

The focus of the home is the flowing entertainment areas – the kitchen and dining area, living room and alfresco area.

Mr Breglia said that he started with “his room” – the large sunken theatre – and the rest of the house followed from there.

When the entertaining is finished, the Breglia retire to their luxurious main suite, with its timber floors, big walk-in robe and hotel-style open ensuite. A study, three minor bedrooms and a bathroom complete the layout.

“We’re so happy with the home.: Mt Breglia said. “It’s awesome, just hoe we imagined it.”
